The addition template ships with 35 line items across six sections. Design and permits carry the architect, the engineer, the permit and the survey as their own lines, because they are paid before a shovel moves. Foundation and shell are priced by the linear foot of wall and the square foot of floor and roof; the mechanical rough-ins as lots; the finishes by the square foot of drywall, paint and floor. The tie-in section — opening the existing wall and setting the beam, matching the roofline, patching the finishes the work disturbs — is what a new-build template would not have.
Prices are scaled by a regional index for your province or state and every one is editable. Contingency defaults to 15%, because the existing house is the unknown: what is in the wall you are opening, where the services actually run, and whether the old foundation is where the drawing says. The payment schedule on the estimate — deposit, draws at foundation, framing, rough-in and finish, holdback where required — keeps a four-month job funded.

No single number, and none will be invented here. The template lists the 35 lines a room addition needs at starting prices for your region; your takeoff quantities and corrected rates make the total. Foundation type, roof complexity and how much of the existing house the tie-in disturbs move an addition's cost more than its square footage does, which is why those are lines, not a rate.
The structure is different — no foundation, but a roof removal, temporary weather protection and reinforcing the existing frame — so delete the foundation section and add those lines. The mechanical, finishes and tie-in sections apply as they are.
Because the client pays for them, usually before the contract, and an estimate that leaves them out is short by five figures. They are their own lines so they can be invoiced first, as a design deposit, before construction pricing is final.
