Estiquik's deck template lists all 21: footings and framing, decking and railing, stairs and finishing, permit and site, each with a quantity, a unit and a starting price for your province or state. Change the four numbers and it is an estimate.

How the price is built

Starting prices, your corrections, your markup

The deck template ships with 21 line items across four sections: footings and framing (footings or helical piles each, ledger and flashing, pressure-treated frame by the square foot, hardware, the dig and the framing labour), decking and railing (boards by the square foot, fasteners, railing and posts by the linear foot and each, install labour for both), stairs and finishing (stringers and treads, stair railing, skirting, stain, lighting) and permits and site (the permit, tearing out the old deck, cleanup).

Prices are scaled by a regional index for your province or state and every one is editable — switch the decking line from pressure-treated to composite and the rate is yours to set. Contingency defaults to 10%, because a deck's unknowns are mostly in the ground: rock, water, or a footing that has to move for the gas line.

Contingency is applied to cost first, then your markup, then the tax for your region — GST, HST or PST by province, state tax in the US. The markup calculator shows what any markup really keeps as margin, and contingency vs markup explains why they are separate lines.

Attach the PDF or a photo, set the scale, and the plan takeoff sends measured quantities to these lines with the prices left for you. For this job type, the measurements that matter:

Deck area

trace the outline once; the same area feeds the framing line and the decking line.

Railing

the perimeter less the house wall and the stair opening, in linear feet; posts are the run divided by six.

Footings

counted from the framing plan, or the beam length divided by the span your joists allow.

Stairs

treads counted from the rise divided by 7½ inches; the template's four is a placeholder.

Before you ask

Questions contractors ask

How much does a deck cost to estimate with this?

No single number. The template prices footings, frame, surface and railing at starting rates for your region; measure the deck, pick the decking material, correct the rates to your own, and the total is yours. Composite versus pressure-treated moves the surface line by two to three times, which is why it is one editable line, not a fixed price.

Does it handle composite as well as wood?

Yes. The decking line is one rate you set — pressure-treated, cedar or composite — and the fastener line changes with it. The frame is priced separately, because it is pressure-treated either way.

What about a deck permit?

The permit is its own line on the template, so it is on the estimate rather than in the markup. Whether a permit is needed depends on your municipality's height and area thresholds — the estimate does not decide that, you do.

Can it price a deck repair or re-surface?

Yes. Delete the footings and framing section, keep decking, railing and the tear-out, and the estimate is a re-surface. Save it as your own template.
