How to Calculate Drywall From a Floor Plan: Run × Height × Sides, in Sheets
Drywall is bought by the sheet and sold by the square foot of wall, and the mistake that ruins the number is made in the first minute: tracing both faces of a wall, or neither ceiling, or forgetting that a foundation wall is only boarded on one side. Here is the method that holds up on a real permit set, with a basement worked all the way to sheets.
The formula
Wall area = length of the wall × ceiling height × number of faces boarded
Ceiling area = the room's floor area, where the ceiling is drywall
Board to order = (wall area + ceiling area) × (1 + waste) ÷ square feet per sheet, rounded up
Everything else in this post is about getting the three inputs right: the length, the number of faces, and the waste.
Step 1: measure each wall once
On the floor plan, every wall is a line. Measure that line once, along the wall, and write it down as a run in feet. Do not measure down one face and back up the other: the two faces of a wall are not the same length once you get to the corners, and you will double-count the run without noticing. The doubling for two faces happens in the next step, deliberately, not by tracing twice.
Group the runs by what kind of wall they are, because the next step treats them differently:
- Interior partitions, boarded on both faces.
- Exterior and foundation walls, boarded on the inside face only.
- Walls that stay: an existing finished wall, or one being tiled to the ceiling, gets no board.
If you are working from a scaled PDF, the plan takeoff does this as a Length item: click along the wall, and the run is measured from the drawing's scale. On a paper plan, an architect's scale rule and a pad of paper do the same job more slowly.
Step 2: multiply by height and by sides
Run times ceiling height is the area of one face. A partition with rooms on both sides is boarded on both faces, so its area doubles. An exterior wall finished on the inside is boarded once. A basement foundation wall with a strapped or framed wall inboard of it is boarded once, on the room side.
This is the step where drywall estimates go wrong most often, and it is why the sides setting should be a decision per wall rather than a default. The same rule governs insulation and paint from the same run: insulation is always one side, whatever the wall; paint follows the board.
Height is the finished ceiling height, not the framing height, unless the board runs above a dropped ceiling. Where a room has a bulkhead or a dropped section, treat it as extra wall.
Step 3: add the ceilings
A drywall ceiling is the floor area of the room. Add it once per room where the ceiling is board rather than a suspended grid. Bulkheads add their vertical faces as wall and their underside as ceiling.
Step 4: openings — mostly, leave them in
The board you cut out for a standard door or window is scrap: the cut-out is smaller than a sheet and the offcut rarely goes back on a wall intact. Most contractors do not deduct openings smaller than a sheet, and suppliers' rules of thumb assume the same. Deduct the large ones — a patio door, a wide cased opening, a picture window — where the saved board genuinely stays on the truck.
Step 5: waste and sheets
Add 10 percent on plain rectangular rooms, 15 percent where there are angles, stairs, bulkheads or many short walls. Then convert to sheets:
- A 4×8 sheet is 32 square feet.
- A 4×12 sheet is 48 square feet. Twelve-foot sheets on long walls mean fewer butt joints and less waste, if you can get them down the stairs.
- A 4×10 sheet is 40 square feet; 54-inch board for nine-foot ceilings is 36 square feet per 8-foot sheet.
Divide the total area by the sheet size and round up to a whole sheet. Round each room separately if the rooms are far apart in the building; round the whole job together if it is one delivery.
A worked example: a 900 square foot basement
A rectangular basement, 900 square feet of floor, 8-foot finished ceilings, drywall ceiling throughout. Walls measured once from the plan:

Three doors and a couple of small windows were not deducted, for the reason above. Had the partitions been traced down both faces, the first line would have read 192 feet of run and the whole job would have been overstated by 1,536 square feet — 48 sheets, on a 117-sheet job.
The same 96-foot trace, kept, gives you the other lines on the estimate without measuring again: 96 feet of partition on both sides is 192 linear feet of baseboard; 120 feet of foundation wall at one side is 960 square feet of insulation. One trace, three lines.
The rest of the drywall line
Board is the quantity the plan gives you. The rest is priced off it, by whatever rule of thumb you and your supplier trust: joint compound, tape and corner bead scale with the sheet count and the number of corners; screws run to roughly one per square foot on walls at 12-inch spacing, so a 32-square-foot sheet takes about 32. Labour to hang and finish is priced per square foot of board or per sheet, and it is the line that decides whether 12-foot sheets were worth carrying down the stairs.
Doing it on a PDF

Questions contractors ask
How do I calculate drywall from a floor plan?
Measure the length of every wall once, multiply by the ceiling height to get wall area, and multiply by two for partitions that are boarded on both faces or by one for exterior and foundation walls finished on the inside only. Add the ceiling area if the ceiling is drywall. Add waste, then divide by the sheet size — 32 square feet for a 4×8, 48 for a 4×12 — and round up.
Do I deduct doors and windows?
Not usually. The board removed for a standard door or window is rarely reusable, so most contractors do not deduct openings smaller than a sheet. Deduct large openings — a patio door, a picture window, a wide cased opening — and only if the cut-out is genuinely a saving.
How much waste should I add for drywall?
Ten percent on a simple rectangular room, fifteen on rooms with angles, bulkheads, stairs or lots of small walls. Twelve-foot sheets on long walls produce less waste than eight-foot sheets, so the waste factor depends on which you are hanging.
Why measure each wall once and not both faces?
Because the two faces of a wall are not the same length once you reach the corners, and tracing both double-counts the run. Trace the wall once along its centreline and let the sides setting do the doubling: both sides for a partition, one side for a wall finished on one face.
How many sheets is 1,000 square feet of drywall?
With 10 percent waste, 1,100 square feet: 35 sheets of 4×8 (32 square feet each) or 23 sheets of 4×12 (48 square feet each), rounded up.
